Commanding an elevated hill side position, our beautiful house 'il sorger del sole' (sunrise) is so named because of the most fantastic sunrises that bathe the house in early morning sunlight. Facing south east,  the original terraced gardens are charming with a fragrant herb garden with rosemary, sage, fennel, thyme, mint and an abundance of roses & lavenders. There are also fruit trees (Fig, Kiwi, Plum, Cherry, Damson, Peach & Apricot), ancient bay trees and the meadow has walnut trees, an almond tree, a large ancient oak tree, fruit bushes and groves of ancient 'Mignola' olive trees which are over 300 years old and continue to produce olives that are harvested by hand in November which produce one of the finest extra virgin olive oils in Italy - bottled under our own single estate label.

So that you feel 'at home' immediately, on arrival guests are invited to join us for a welcome complimentary drink of Italian wine, a cold beer,  tea or coffee.

As your character guest room is private, very quiet and exclusive you will not be surprised that many of our guests are romantics or honeymooners. With one metre thick castle like stone walls and small windows the intention was that the house be naturally cool and airy in hotter months and warm and cosy in cooler months. The perfect environment to unwind, relax and de-stress.

Stylish and Spacious double en-suite

This spacious double en-suite guest room has a wealth of character with an independent entrance with double doors. It has two opening windows, one with views across the garden, olive groves and the distant medieval city of Macerata. The bedroom and seating area have many original features including beamed and handmade tiled ceiling and exposed stonework. Furnished with a comfortable inviting double bed with iron frame, table lamps and soft lighting, a bundle of cushions, wardrobe and storage units, leather sofa, coffee table, plush rugs, hospitality tray with complimentary speciality teas & coffees, full size fridge with complimentary cold drinks and wines, TV (with limited Sky channels including some news channels)/DVD player, radio/CD/tape music system, fluffy bathrobes and hairdryer. The delightful shower room is complemented by wrought iron accessories and has a beamed and tiled ceiling, tiled floor, excellent quality bathroom fittings and beautiful taps, with traditional dark wood vanity unit with large ceramic basin with marble top and mirror,  walk-in tiled shower cubicle with ceramic base, WC  and bidet. 

Charming double/twin with attached private shower room

This spacious accommodation has an independent entrance and is accessed through a private wooden covered portico with a vine and hanging grapes in summer. It overlooks  the garden, olive groves and the distant medieval city of Macerata. Glazed double doors (pictured below) lead to the bedroom and seating area with completely exposed original stone walls, oak beamed & handmade tiled ceiling and tiled floor. It has 3 wall insets which were the original ancient windows, 2 of which now have feature lights . There is also a remaining traditional high opening window in the bedroom. Furnished with a comfortable inviting king size bed, chairs & coffee table, co-ordinating cushions & rug, hospitality tray with complimentary speciality teas & coffees, fridge with complimentary cold drinks and wines, TV, fluffy bathrobes and hairdryer. A separate door leads to an attached private dressing /shower room with traditional high opening window, wrought iron accessories including free standing hanging rail and mirror, excellent quality bathroom fittings including tiled shower unit with ceramic base, WC and washbasin. If made up as a twin this lovely character room is furnished with comfortable black wrought iron beds. 

A traditional Mediterranean Breakfast using fresh local produce:

A delicious Mediterranean breakfast is served each morning between 7.00 am until 11.00 am and is ideal for early risers or for those who feel like a more leisurely start to the day. Take breakfast around the large kitchen table, picnic in your room or outside in the terraced garden, listening to the sound of birds and smelling the aroma of lavender and thyme - the choice is yours! Enjoy chilled Sicilian orange  juice, creamy fruit yoghurts, exotic fruit platter (in season it includes honey melon or pineapple, our own fresh figs, red, yellow or Victoria plums, apricots, peaches, grapes or walnuts), choose from an appetising selection of delicious local produce platters, a basket of Italian breads, tempting croissants and pastries, toast with marmalade, honey, home made jams and coffee or speciality teas.

'Eat with your Hosts Dinner' 

A very popular option is to eat with your hosts in our traditional Italian kitchen. This is a relaxed affair around a large table with an emphasis on good food and conversation. Menu changes daily and varies according to season. Dishes are home cooked and local fresh ingredients are used whenever possible, complemented by our own extra virgin olive oil and kitchen garden herbs. We all eat generally the same meal and within reason we do consider particular likes and dislikes. We also cater for vegetarians & vegans. Please advise before your arrival if you require dinner on the first night of your stay so that we can shop for fresh ingredients. For subsequent dinners we require notice by 11.00am on the day.

Rates and how to make your reservation

We offer a special place to stay to suit everyone's budget. We are located in a peaceful and tranquil location and you won't have the intrusion of noise by staying near to bars or restaurants AND no making beds, no cooking, cleaning or washing up! Our policy is to continue to offer EXCELLENT VALUE FOR MONEY to our guests for both accommodation and food. Our guests return time after time - we are presently accepting reservations for 2011 - we hate to disappoint - so if you have specific dates in mind please make your reservation.

The  rates quoted below are per room per night and not per person, based upon two people sharing and there are no additional taxes to pay

Room only rates for 2010 - 1 or 2 night stays from €40,00 per room per night - 3 nights or more stays from €36,00 per room per night 

Room only rates for 2011 - 1 or 2 night stays from €43,00 per room per night - 3 nights or more stays from €39,00 per room per night

To fill up our booking calendar we presently have a LATE BOOKING offer for any remaining dates in the months of September or October. Double en-suite room on a bed and breakfast basis for just €49,00 per room per night for a minimum 3 night stay or only €55,00 per room per night for a 1 or 2 night stay, subject to availability.

For Spring 2011 breaks including Valentine breaks or Easter breaks - our Double en-suite room on a bed and breakfast basis is just €52,00 per room per night for a minimum 3 night stay or only €58,00 per room per night for a 1 or 2 night stay, subject to availability.

Included in your room rate are:

Complimentary drinks re-stocked daily with 75cl red & 75cl white wine, 66cl beer, 1 litre mineral water & milk. Daily supply of teas & coffees, soap & shower gel.

We accept payment in cash euros, debit or credit card -  Visa, Visa Electron, MasterCard, Maestro or Bancomat
